Property can come at a hefty price and many will save up for several years in order to get onto the property ladder. This may result in buyers settling for whatever they can afford but when it comes to selling again, certain issues can arise when it comes to the layout of your home.

According to a survey by Mira Showers, the layout of your home is very important when it comes to selling your home.

Bathrooms and kitchens are said to be two of the most important rooms in a home when looking to buy as these tend to be the most expensive to re-do.

That being said, it isn’t just the standard of these rooms that matter, it is also the location.

Having a bathroom that is accessed via the kitchen can knock off thousands of the asking price.

Bathrooms attached to kitchens are usually found in old terraced houses but they have become less appealing in the modern market with nearly half of Brits admitting they’d offer a staggering £7,000 less if they viewed a house with a bathroom attached to the kitchen.

More than a third of respondents to the survey said they would not put in an offer at all if the only bathroom in the house was only accessible through the kitchen.

Eighteen percent said they’d want to reduce the price even further by offering between £10,000 and £20,000 less.

Whilst many may not care about whether or not the bathroom comes off of the kitchen or whether it is downstairs or upstairs, it can create problems when you want to resell the property.

So if you’re currently looking to move house, it’s worth looking into the layout before viewing to see if it is suitable for you.

While you cannot change the layout of your house without a huge cost, there are some interior changes you can make in order for it to be more appealing for buyers.

Sometimes there may be a space where you could add an extra door in to make the bathroom accessible from another room.

Or a bathroom make-over may do the trick by making it look presentable and adding colour.

Interiors experts at Pavilion Broadway said: “For small bathrooms, avoid loud, overpowering bright colours such as azure, cyan or scarlet. Instead, you could opt for soft blues, muted greys or lighter off-whites which will match most bathroom suites and create a feeling of tranquility.”

Almost three quarters of people said that they would pay more for a property if the bathroom was refurbished and on average they would offer an additional £3,000.

More than three quarters of buyers say they’d offer more on a house if the property had an en suite bathroom.

This isn’t common in UK houses unless there has been an extension or loft conversion but even a small en suite could add up to £3,000 more on a property.

The survey also asked people how many bathrooms they would ideally want in a home and one third of people would prefer to buy a house with more bathrooms than bedrooms.

On average they’d offer £5,000 above asking price to have a second or third bathroom.

A great benefit of having extra bathrooms is that you will always be prepared for guests.

Although it is often unconsidered, guests are likely to feel a little more comfortable and settle quicker if they know that they will not be disturbing your routine when they come over or to stay.
